Scope
Your stay with us is not intended to confer exclusive possession on either the Client or the Guest nor to create the relationship of landlord and tenant between PMT Property Management Team Ltd and either the Client or the Guest. Neither the Client nor the Guest will be entitled to any tenancy, or any assured shorthold or assured tenancy, or to any statutory protection under the Housing Act 1988, or to any other statutory security of tenure now or upon the determination of this Agreement. Where applicable PMT Property Management Team Ltd permits the Guest to use any roads, paths, walkways, entrance halls, corridors and staircases in so far as PMT Property Management Team Ltd has the right to grant such access and is necessary for the Guest's reasonable access to the property.
Whilst PMT Property Management Team Ltd makes every effort to ensure that the contents of their website and information given by their staff are accurate and up-to-date, we cannot be held responsible for any information that is inaccurate or incomplete nor for any loss or damage that flows directly or indirectly from reliance on such information. In particular, but without limitation, the rental prices and the availability of the apartments, any fixtures, fittings, facilities or services applicable to the apartment may change without notice. It is your responsibility to verify that the information shown on the website in relation to an apartment is correct and that the apartment meets your requirements before entering into a contract with us in respect of any apartment.
We do not accept any responsibility or liability for the content of any other website that is linked to our website.
Copyright in our website belongs to PMT Property Management Team Ltd, a company registered in England and Wales under number 5204150 and whose registered office is at 17 Tavistock Street, Bletchley Milton Keynes, MK2 2PE.
The contents of our website is governed exclusively by English law and you and we agree that any dispute arising out of its contents shall be determined exclusively by the English courts.
Damage to Apartment
Except in the case of normal wear and tear the hirer will be responsible for paying for any damage to the apartment or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment. Such damage must be reported, without delay, to the apartment management. The cost of the repair or replacement must be agreed with the apartment management. The guest(s) is responsible for taking all reasonable care of the property and its contents.
Note: Damage or loss will be deducted from the damage bond. If the bond does not cover the cost, steps will be taken to recover the costs.
Rights of Access
The apartment representatives or their contractors have the right of access to the property at any time, with due regard to the convenience of the guest, for the purpose of inspection of the property and to carry out any essential repair or maintenance work that may occur.
Injury and Damage
Neither we, nor the apartment representatives or owners, take any liability for personal injury loss or damage to personal effects howsoever arising during the period of stay.
Maximum Number of Persons
Under no circumstances may more than the maximum number of persons specified in the apartment description occupy the apartment except by prior agreement in writing. The apartment management reserve the right to refuse admittance to the apartment to the guest and their party if they are in breach of this condition.
Charges, Cancellation & Refund Policy
Apartment Bookings
Failure to arrive or curtailment of Stay:
More than 28 days prior to arrival date: In the event of cancellation once a confirmed reservation has been made the deposit will be refunded less a charge of £20. Less than 14 days prior to arrival date: For cancellation or non-arrival a charge equivalent to the full stay will apply. A partial refund may be made, less an administration charge of £20, in the event that the apartment is re-let. Under normal circumstances refunds will be made within 28 days of notice, not withstanding the conditions above.
Refunds will not be made after arrival.
Arrival and Departure
Apartments are reserved from 3pm on the day of arrival to 10am on the day of departure.
Occupancy
The number of persons permitted to occupy each apartment is limited to the number of beds provided.
Restrictions
Our terms and conditions of business are subject to English law.
Charges
Prices are quoted in British Pounds Sterling (GBP). Prices quoted include gas, electricity, heating, water and council tax charges. Prices quoted also include once a week housekeeping service and maintenance support from our maintenance team. A bond is payable when booking. This is fully refunded at the end of the stay if the conditions are fully complied with.
Complaints Procedure
In the first instance any complaint must be made to the apartment management in writing, where steps will be taken to resolve any particular issue. In a case where an issue cannot be resolved, PMT Property Management Team Ltd will negotiate with the owners to offer alternative accommodation, however this cannot be guaranteed. PMT Property Management Team Ltd does not accept liability for any complaint that is made after the guest(s) stay has terminated. Any dispute arising out of the agreement for provision of accommodation shall be governed by, and subject to English law and jurisdiction.
Force Majeure
PMT Property Management Team Ltd shall not be liable to any person by reason of any delay or failure to perform any of PMT Property Management Team Ltd obligations under the Contract if the delay or failure was due to any circumstances or cause beyond PMT Property Management Team Ltd reasonable control.
PMT Property Management Team Ltd strongly advises all clients to take out adequate insurance to cover personal accident, medical cover and for any losses that may be incurred.
Acceptance notice
By accepting a reservation with PMT Property Management Team Ltd, it is deemed that you have accepted the above Terms and Conditions. PMT Property Management Team LTD strongly advises all clients to take proper advise on the above Terms and conditions if not understood.
Further details
Price includes VAT (sales tax). We accept cheques (ten days prior to arrival) and credit cards. To secure your booking please pay 100 pounds deposit. Full rental is due two weeks before your stay begins.
You can gain access to the apartment at 2pm on the first day of your stay. If you plan to arrive earlier, please let us know and if the property is ready, you will be able to move in at an earlier time. If it is not ready, there is a secure place for you to leave luggage.
On the day of departure, please leave before 10am. This can sometimes be extended by arrangement.
The apartments on the first floor have no lift or disabled access.
Please do not smoke in the property.
